Pine Glen,page 2 <br /> CITY OF LINO LAKES <br /> ORDINANCE NO.13-05 <br /> AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF LINO LAKES BY <br /> REZONING CERTAIN REAL ESTATE FROM R,RURAL; R-X,RURAL EXECUTIVE;AND GB, <br /> GENERAL BUSINESS TO RAX,SINGLE FAMILY EXECUTIVE AND GB,GENERAL BUSINESS. <br /> The City Council of the City of Lino Lakes,Anoka County, Minnesota does ordain: <br /> SECTION 1. FINDINGS <br /> The City Council makes the following findings regarding the application for rezoning the <br /> property described below, based on the factors listed in Section 2, Subd.1 E of the Lino Lakes <br /> zoning ordinance: <br /> 1. The proposed action has been considered in relation to the specific policies and <br /> provisions of and has been found to be consistent with the official City <br /> Comprehensive Plan, as the site is guided for commercial and low density sewered <br /> residential. <br /> 2. The proposed use is or will be compatible with present and future land uses of the <br /> area.The site is guided for commercial and low density residential. Land in the area <br /> of the site is already developed with commercial uses and single family residential. <br /> Subject to the conditions of the preliminary plat approval the site is compatible with <br /> existing commercial and residential uses as well as future commercial and <br /> residential. <br /> 3. The proposed use conforms to all performance standards contained within the city's <br /> zoning ordinance. <br /> 4. The proposed use can be accommodated with existing public services and will not <br /> overburden the City's service capacity. <br /> 5. Traffic generation by the proposed use is within capabilities of streets serving the <br /> property in conjunction with the public improvements proposed. <br /> The Zoning Ordinance of the City of Lino Lakes, Anoka County, Minnesota, passed by the City <br /> Council on March 10,2003 is hereby amended by rezoning from R-X,Rural Executive to GB,General <br /> Business District pursuant to the provisions of the Zoning Ordinance of the City of Lino Lakes, the <br /> following described real estate: <br /> EXHIBIT A <br />
