CITY OF LINO LAKES ORDINANCE NO. 07-02 AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF LINO LAKES BY REZONING CERTAIN REAL ESTATE FROM R RURAL TO R -1X SINGLE FAMILY EXECUTIVE The City Council of the City of Lino Lakes, Anoka County, Minnesota does ordain: Section 1. The City Council makes the following findings regarding the application for rezoning the property described below, based on the factors listed in Section 2, Subd. 1.E. of the Lino Lakes zoning ordinance: 1. The proposed rezoning action has been considered in relation to the specific policies and provisions of and has been found to be consistent with the 2001 City Comprehensive Plan, which guides the site for low density sewered residential uses in a Stage 1 growth area. 2. The proposed use will be compatible with present and future land uses of the area. The site is guided for low density sewered residential uses. Land north and west of the site is already developed with single family homes. The proposed gross development density of 1.30 units per acre provides for a suitable transition from surrounding large lot residential developments to the west and south. 3. The proposed use conforms with all performance standards contained herein. The accompanying plat proposal meets the zoning and subdivision requirements contained in City ordinances. 4. The proposed use can be accommodated with the extension of existing public services and will not overburden the City's service capacity. 5. Traffic generation by the proposed use is within capabilities of streets serving the property, in conjunction with required road improvements to Birch Street (CSAH 10). The developer will be responsible for making these improvements. Section 2. 10, 2002. A public hearing was held before the Planning & Zoning Board on July Section 3.
