13-01 <br />Council Member Reinert introduced the following ordinance and moved its adoption. <br />CITY OF LINO LAKES <br />ORDINANCE NO. 13-01 <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF <br />LINO LAKES BY REZONING CERTAIN REAL ESTATE FROM R RURAL TO <br />R -1X SINGLE FAMILY EXECUTIVE FOR WEST SHADOW PONDS <br />The City Council of the City of Lino Lakes, Anoka County, Minnesota does ordain: <br />Section 1. The City Council makes the following findings regarding the application <br />for rezoning the property described below, based on the factors listed in Section 2, Subd. <br />1.E. of the Lino Lakes zoning ordinance: <br />1. The proposed rezoning action has been considered in relation to the specific policies <br />and provisions of and has been found to be consistent with the 2001 City <br />Comprehensive Plan, which guides the site for low density sewered residential uses in <br />a Stage 1 growth area. <br />The proposed use will be compatible with present and future land uses of the area. <br />The site is guided for low density sewered residential uses. Land north and east of <br />the site is already developed with single family homes. Parkland to the west will <br />remain. <br />3. The proposed use conforms with all performance standards contained herein. The <br />accompanying plat proposal meets the zoning and platting requirements contained in <br />City ordinances. <br />4. The proposed use can be accommodated with the extension of existing public services <br />and will not overburden the City's service capacity. <br />5. Traffic generation by the proposed use is within capabilities of streets serving the <br />property, and planned road improvements will allow for the implementation of the <br />City's transportation plan in the area. <br />Section 2. A public hearing was held before the Planning & Zoning Board on <br />January 10, 2001. <br />
