b. Residential lots shall be sited in a manner that preserves existing significant <br />tree cover on the site. <br />c. View Shed. The lots of a neighborhood may be arranged such that a <br />majority of the principle structures will take visual advantage of an <br />identifiable feature, building, structure, greenway, wetland, woods, lake, <br />stream, or other open space which could be described as a view shed. <br />d. Streetscape. The lots may be arranged such that the principle structures face <br />a local street enhanced with landscaping, street trees, boulevards, medians, <br />or other landscaping techniques appropriate to the City's street design <br />standards. <br />1007-6 STREETS AND ALLEYS <br />1. Streets. Design criteria for streets is located in City Code, Section 302. Street <br />Construction Standards, Section 302.03, as amended. <br />2. Alleys. Alleys shall be allowed within the City in accordance with Section 302 of <br />the Lino Lakes City Code. <br />3. Streets, Continuous. Except for cul-de-sacs, streets shall connect with streets already <br />dedicated in adjoining or adjacent subdivisions, or provide for future connections to <br />adjoining unsubdivided tracts, or shall be a reasonable projection of streets in the <br />nearest subdivided tracts. The arrangement of thoroughfares and collector streets <br />shall be considered in their relation to the reasonable circulation of traffic, to <br />topographic conditions, to runoff of storm water, to public convenience and safety, <br />and in their appropriate relation to the proposed uses of the area to be served. <br />4. Street Plans for Future Subdivisions. Where the plat application includes only part <br />of the tract owned or intended for development by the subdivider, a build out plan <br />(ghost plat) illustrating a proposed future street system for the unsubdivided portion <br />shall be prepared and submitted by the subdivider. <br />5. Temporary Cul -de -Sac. In those instances where a street is terminated pending <br />future extension in conjunction with future subdivision and more than two hundred <br />(200) feet between the dead-end and the nearest intersection, a temporary turn around <br />facility shall be provided at the closed end, in conformance with cul-de-sac <br />requirements.
