Subd. 14 . "GB" General Business District. <br /> (1) Purpose. There are areas containing a wide variety of <br /> business uses including retail, service, and semi- <br /> industrial uses. As such, they may contain businesses <br /> which tend to serve other business and industry as well <br /> as those catering to shoppers' needs. <br /> (2) Lot and Yard Requirements. <br /> (A) Minimum lot size: 20,000 square feet (in a sewered <br /> area) , 1 acre (unsewered area) . <br /> (B) Minimum lot width: 100 feet <br /> (C) Setbacks: (The greater of the following: ) <br /> (i) From streets: <br /> A. Residential Street: 30 feet <br /> B. Collector or arterial street: 40 feet <br /> (ii) Front yard: 30 feet <br /> (iii)Rear yard: <br /> r'\ A. Principal bldg. : 30 feet <br /> B. Accessory bldg. : 5 feet <br /> C. Parking lot/driveway: 10 feet <br /> (iv) Side yard: <br /> A. Principal bldg. 10 feet <br /> B. Accessory bldg. : 10 feet <br /> C. Parking lot/driveway: 10 feet <br /> (v) From residential district: 35 feet <br /> (3) Height Regulations. No building in the GB District shall <br /> be erected or structurally altered to exceed forty-five <br /> (45) feet. <br /> (4) Building Coverage. The maximum amount of a site which <br /> may be covered by buildings is 35 percent. <br /> (5) Green Area. The minimum site area to be left to open <br /> space, yard, and/or landscaped area: 25 percent. <br /> (6) Permitted Uses.
