Subd. 15. "CB" Central Business District. <br /> (1) Purpose. This zoning classification is reserved to <br /> promote expansion and redevelopment projects for modern <br /> retail shopping facilities of integrated design in <br /> central business locations. This will allow potential <br /> developers greater freedom in site selection and <br /> flexibility in designs for commercial development. <br /> (2) District Lot and Yard Requirements. <br /> (A) Minimum district size: none <br /> (B) Minimum lot size: none <br /> (C) Minimum lot width: none <br /> (D) Setbacks: <br /> (i) From street: <br /> A. Residential street: 30 feet <br /> B. Collector or arterial street: 40 feet <br /> (i i) Front yard: 30 feet <br /> (iii)Rear yard: <br /> A. Principal bldg. : 10 feet <br /> B. Accessory bldg. : 10 feet <br /> C. Parking lot/driveway: 10 feet <br /> (iv) Side yard: <br /> A. Principal bldg. : 10 feet <br /> B. Accessory bldg. : 10 feet <br /> C. Parking lot/driveway: 10 feet <br /> (3) Height Regulations: No building in the CB District shall <br /> exceed a height of 45 feet. <br /> (4) Building Coverage: The area covered by any structure or <br /> structures shall not exceed forty percent (40%) of the <br /> total land area. <br /> (5) Green Area.
