'~ Subd. 17. "L-I" Light Industrial District. <br /> (1) Purpose. These areas have the prerequisites for <br /> industrial development, but because of proximity to <br /> residential areas or the need to protect certain areas or <br /> uses from adverse influences, high development standards <br /> will be necessary. "L-I" uses include service industries <br /> and industries which manufacture, fabricate, assemble or <br /> store, where the process is not likely to create <br /> offensive noise, vibrations, dust, heat, smoke, odor, <br /> glare, or other objectionable influences. Generally, <br /> these include wholesale, service and light industries <br /> which are dependent upon raw materials refined elsewhere. <br /> (2) Lot and Yard Requirements. <br /> (A) Minimum district size: 3 acres <br /> (B) Minimum lot size: 1 acre <br /> (C) Minimum lot width: 150 feet <br /> (D) Setbacks (The greater of the following: ) <br /> (i) From streets: <br /> A. Residential street: 10 feet <br /> B. Collector or arterial street: 50 feet <br /> (ii) Front yard: 50 feet <br /> (iii)Rear yard: <br /> A. Principal bldg. : 15 feet <br /> B. Accessory bldg. : 10 feet <br /> C. Parking lot/driveway: 5 feet <br /> (iv) Side yard: <br /> A. Principal bldg. : 10 feet <br /> B. Accessory bldg. : 10 feet <br /> C. Parking lot/driveway: 5 feet <br /> (v) From residential district: 75 feet. <br /> (3) Height Regulations.
