2.6 Regulatory Flood Protection Elevation. The Regulatory Flood Pro- tection Elevation shall be an elevation no lower than one foot above the elevation of the regional flood plus any increases in flood elevation caused by encroachments on the flood plain. 3.0 FLOOD PLAIN DISTRICT USES 3.1 Permitted Uses. The following uses have a low flood damage pot- ential and do not obstruct flood flows. These uses shall be per- mitted within the Flood Plain District to the extent that they are not prohibited by any other ordinance and provided they do not re- quire structures, fill, or storage of materials or equipment. In addition, no use shall adversely affect the capacity of the Ehannels or flood plains or any tributary to the main stream or of any drain- age ditch, or any other drainage facility or system. 3.11 Agricultural uses such as general farming, pasture, graz- ing, outdoor plat nurseries, horticulture, truck farming, forestry, sod farming, and wild crop harvesting. 3.12 Industrial-Commercial uses such as loading areas, parking areas, and airport landing strips. 3.13 Private and public recreational uses such as golf courses, tennis courts, driving ranges, archery ranges, picnic grounds, boat launching ramps, swimming areas, parks, wildlife and nature preserves, game farms fish hatcheries, shooting pre- serves, target ranges, trap and skeet ranges, hunting and fishing areas, and single or multiple purpose recreational trails. 3.14 Residential uses such as lawns, gardens, parking areas, and play areas. 3.2 Conditional Uses. The following uses and structures may be permitted in the Flood Plain District only after the issuance of a Conditional Use Permit as provided in Section ( .l of this Ordinance. These uses and structures are also subject to the provisions of Section '', n , which applies to all Flood Plain District Conditional Uses. 3 M Principal residential, commercial, and industrial structures. 3.22 Accessory structures. 3.23 Placement of fill. 3.24 Railroads, streets, bridges, utility transmission lines, and pipelines. 3.25 Extraction of sand, gravel, and other materials. 3.26 Marinas, boat rentals, and water control structures. 3.27 Storage yards for equipment, machinery, or materials.
