2.6 Regulatory Flood Protection Elevation. The Regulatory Flood Pro- <br /> tection Elevation shall be an elevation no lower than one foot <br /> above the elevation of the regional flood plus any increases in <br /> flood elevation caused by encroachments on the flood plain. <br /> 3.0 FLOOD PLAIN DISTRICT USES <br /> 3.1 Permitted Uses. The following uses have a low flood damage pot- <br /> ential and do not obstruct flood flows. These uses shall be per- <br /> mitted within the Flood Plain District to the extent that they are <br /> not prohibited by any other ordinance and provided they do not re- <br /> quire structures, fill, or storage of materials or equipment. In <br /> addition, no use shall adversely affect the capacity of the Ehannels <br /> or flood plains or any tributary to the main stream or of any drain- <br /> age ditch, or any other drainage facility or system. <br /> 3.11 Agricultural uses such as general farming, pasture, graz- <br /> ing, outdoor plat nurseries, horticulture, truck farming, <br /> forestry, sod farming, and wild crop harvesting. <br /> 3.12 Industrial-Commercial uses such as loading areas, parking <br /> areas, and airport landing strips. <br /> 3.13 Private and public recreational uses such as golf courses, <br /> tennis courts, driving ranges, archery ranges, picnic grounds, <br /> boat launching ramps, swimming areas, parks, wildlife and <br /> nature preserves, game farms fish hatcheries, shooting pre- <br /> serves, target ranges, trap and skeet ranges, hunting and <br /> fishing areas, and single or multiple purpose recreational <br /> trails. <br /> 3.14 Residential uses such as lawns, gardens, parking areas, and <br /> play areas. <br /> 3.2 Conditional Uses. The following uses and structures may be permitted <br /> in the Flood Plain District only after the issuance of a Conditional <br /> Use Permit as provided in Section ( .l of this Ordinance. These <br /> uses and structures are also subject to the provisions of Section <br /> '', n , which applies to all Flood Plain District Conditional <br /> Uses. <br /> 3 M Principal residential, commercial, and industrial structures. <br /> 3.22 Accessory structures. <br /> 3.23 Placement of fill. <br /> 3.24 Railroads, streets, bridges, utility transmission lines, <br /> and pipelines. <br /> 3.25 Extraction of sand, gravel, and other materials. <br /> 3.26 Marinas, boat rentals, and water control structures. <br /> 3.27 Storage yards for equipment, machinery, or materials. <br />
