(7) Double Frontage Lots - are those which have a �../ <br /> front line abutting on one street and a back lot <br /> or rear line abutting on another street. <br /> (8) Easement - is a grant by a property owner for the <br /> use of a strip of land by the general public, a <br /> corporation, or a certain person or persons, for <br /> a specific purpose or purposes. <br /> (9) Final Plat - is a map or plan of a subdivision <br /> and any accompanying material, as described in <br /> Section 1001. 17 and 1001.18. <br /> (10) Frontage - is the width of a lot or building site <br /> measured on the line separating it from a public <br /> street or way. <br /> (11) High Water Level - is the water level in a <br /> watercourse which could be predicted to occur <br /> as a result of the critical 100-year runoff <br /> event using U. S. Department of Agriculture <br /> Soil Conservation Service methodology, as <br /> approved by the City. (Amended by Ordinance <br /> No. 18-90 passed December 10, 1990) <br /> (12) Lot - is a portion of a subdivision or other <br /> parcel of land intended for building development <br /> or for transfer of ownership. <br /> (13) Minor Subdivision - a subdivision which results <br /> in four (4) or fewer parcels, tracts, or lots <br /> from one (1) or two (2) existing parcels, tracts, <br /> or lots. (Amended by Ordinance No. 04 - 90, passed <br /> May 29, 1990) <br /> (14) Normal Water Level - It is level of water in a <br /> watercourse when the watercourse is not in the <br /> process of receiving or discharging storm water <br /> runoff. The normal water level will typically be <br /> the outlet elevation of a pond, lake, or other <br /> standing water body. (Amended by Ordinance No. <br /> 18-90 passed December 10, 1990) <br /> (15) Out-Lots - when platting land, an outlot <br /> designates a remnant lot that is to be replatted <br /> into standard lots by a future plat. <br /> (16) Owner - includes his duly authorized agent or <br /> attorney in fact, a purchaser, devisee, fiduciary <br /> and a person having a vested interest in the <br /> property in question. <br /> (17) Pedestrian and/or Bicycle Trail - is an' asement <br /> or land dedication given to the city for the <br /> purpose of providing walking and/or bicycling <br /> 160 <br />
