(Amended by Ordinance No. 18-90 passed on , <br /> December 10, 1990) <br /> (27) Zoning - is the regulation by the city of the use <br /> of land and buildings. <br /> 1001. 03 Conformance with Existing Codes and Regulation. The <br /> provisions of this chapter are in addition to and not in <br /> replacement of provisions of all building codes and the zoning <br /> regulations. Any provision of the building code and zoning <br /> regulations shall remain in full force and effect except as may be <br /> contradictory to the provisions hereof. <br /> 1001.04 Sketch Plan. <br /> Subdivision 1. General. Subdividers may prepare for <br /> review with the Planning Commission a subdivision sketch plan. <br /> Such sketch plan will be considered as submitted for informal <br /> discussion between the subdivider and the Planning Commission. No <br /> fee shall be required of the subdivider for the submission of such <br /> sketch plan. Submission of a subdivision sketch plan shall not <br /> constitute formal filing of the plat. On the basis of the sketch <br /> plan, the Planning Commission will informally advise the subdivider <br /> as promptly as possible of the extent to which the proposed <br /> subdivisions conform to the design standards of this section and to <br /> other sections of this code and will discuss possible modifications <br /> necessary to secure approval of the plan. <br /> Subd. 2. Required Sketch Plan Data. The subdivider <br /> should furnish the Planning Commission with the following data: <br /> (1) A rough sketch of the site showing its general <br /> shape, adjacent roadways, and other significant <br /> features in the immediate area. <br /> (2) Type of development proposed including existing <br /> and proposed zoning. <br /> (3) Preliminary road or street layout and lot <br /> arrangement indicating minimum proposed lot size. <br /> 1001. 05 Preliminary Plat. ' <br /> Subdivision 1. General. Before dividing any tract of <br /> land into two or more lots or parcels, an owner or subdivider shall <br /> submit fifteen (15) copies of a preliminary plat. The preliminary <br /> plat or plan shall include the following data: <br /> (1) Identification and Description. <br /> (a) Proposed name of subdivision, wfNich name <br /> shall not duplicate the name of any plat , <br /> theretofore recorded in the county. <br /> 162 <br />
