(4) The drainage system shall be constructed and <br /> shall be operational as quickly as possible <br /> during construction. <br /> (5) The drainage and resulting grading plan shall be <br /> designed such that lot elevations allow for <br /> proposed basements to be four (4) feet above the <br /> water table and two (2) feet above the design <br /> flood levels of ponding areas. (Amended by <br /> Ordinance No. 04 - 90, passed by the Council May <br /> 29, 1990) <br /> Subd. 8. Soil Tests. The owner shall conduct and <br /> provide the results of the soil tests to the city along with a <br /> report from an engineer registered in the State of Minnesota that <br /> the proposed subdivision has suitable soils to support the proposed <br /> development and any necessary on-site sewer and water facilities. <br /> Subd. 9. Street Names. New street names shall not <br /> duplicate or be similar to existing street names so as to be <br /> confusing. Existing street names shall bear the same name and be <br /> projected wherever possible as designated by the council. <br /> Subd. 10. Additional Right-of-Way. Where subdivision <br /> abuts or contains an existing street of inadequate width, <br /> additional width shall be provided to meet the required standards. <br /> Subd. 11. Natural Features. In the subdividing of any <br /> land, due regard shall be shown for all natural features such as <br /> tree growth, water courses, historic sites, or similar conditions <br /> which, if preserved, will add attractiveness and stability to the <br /> proposed development. <br /> Subd. 12. Lot Remnants. All remnants of lots below <br /> minimum size left over after subdividing of a larger tract must be <br /> added to adjacent lots rather than allow to remain as unusable <br /> parcels. However, outlots may be used if there is reasonable <br /> likelihood that future subdivisions of adjoining land will absorb <br /> these outlots into standard lots. <br /> 1001.09 Preliminary Plan Approval. Approval of a preliminary <br /> plan shall be null and void unless within ninety (90) days after <br /> receiving the last required approval of the preliminary plan, there <br /> shall be submitted to the clerk-treasurer a final plat or plats in <br /> accordance with the conditions upon which such approval.was granted <br /> by the council. <br /> 1001. 10 Final Plats. Within ninety (90) days from the time <br /> that the preliminary plat is approved by the council, the developer <br /> shall submit for approval a copy of the final plat which is to be <br /> recorded. At the same time, four (4) prints of said plat shall be <br /> furnished to the city. <br /> 1001. 11 Necessary Data for Final Plat. <br /> 169 <br />
