Subd. 8 "R-4" High Density Residential District. <br /> (1) Purpose. This district is intended to provide settings <br /> for multiple-family housing in areas that have good <br /> thoroughfare access, have proper relationship to other <br /> uses and are accessible to major activity centers, <br /> recreation areas and shopping areas. <br /> (2) Lot and Yard Requirements. <br /> (A) Minimum district size: two (2) acres <br /> (B) Minimum lot size: 25,000 square feet. <br /> (C) Minimum lot width: 150 feet. <br /> (D) Setbacks: (The greater of the following: ) <br /> (i) From streets: <br /> (A) Residential street: 30 feet <br /> (B) Collector or arterial street: 40 feet <br /> (i i) Front Yard: 30 feet <br /> (iii)Rear yard: <br /> (A) Principal bldg. : 30 feet <br /> (B) Accessory bldg. : 5 feet <br /> (C) Parking lot: 5 feet <br /> (iv) Side yard: <br /> (A) Principal bldg. : 20 feet <br /> (B) Accessory building: 5 feet <br /> (C) Parking lot: 5 feet <br /> (E) Two or More Multiple Dwelling Structures on One <br /> Site.
