• <br />• <br />• <br />(6) Conditional Uses. The following are <br />conditional uses in the "R -BR" District <br />(require a Conditional Use Permit based upon <br />the procedures set forth in and regulated by <br />Section 4;'Subdivision 4. Conditional Use <br />Permits) and Certificate of Occupancy as <br />provided by Section 5, Subdivision 6. <br />(A) Commercial riding stables <br />(B) Feedlots <br />(C) Public buildings <br />(D) Commercial horse breeding and operation <br />(E) Commercial boarding stables <br />(F) Livery stables <br />(G) Horse arena <br />(7) Accessory Buildings (see Section 4, <br />Subdivision 7, Accessory Buildings). <br />(8) Rezoning (Trigger Mechanism). Land in the <br />Rural -Business Reserve District shall be <br />rezoned by the City upon demonstration that <br />the adjacent business zone located at County <br />Road 14 and I -35E has developed fifty (50) <br />percent of its buildable area. Rezoned land <br />shall be adjacent to the existing business <br />district and shall extend from south to north <br />in quarter -mile increments. From that point <br />on rezoning shall be initiated whenever the <br />corridor has an inventory of buildable land <br />of no more than 200 acres. <br />(9) <br />Impact on Adjoining Property. To protect the <br />rural nature of the Rural -Business Reserve <br />District, no activity in the adjacent <br />business zoning district shall result in the <br />following: <br />1. Loud, boisterous, and disturbing noise <br />levels. <br />2. Hazardous traffic conditions. <br />3. Offensive, obnoxious, and disturbing <br />odors. <br />4. Excessive litter. <br />
