• <br />• <br />• <br />CITY OF LINO LAKES <br />RESOLUTION NO. 14-43 <br />APPROVING AMENDMENT TO PUD DEVELOPMENT STAGE <br />PLAN/PRELIMINARY PLAT FOR CENTURY FARM NORTH <br />WHEREAS, the City has received an application for amending the PUD Development Stage <br />Plan/Preliminary Plat for Century Farm North hereafter referred to as "Development"; and <br />WHEREAS. City staff has completed a review of the "Development" based on the plan set <br />prepared by Plowe Engineering. Inc. dated April 25. 2014 and received by the City on April 25. <br />2014: and <br />WHEREAS, a public hearing was held before the Planning & Zoning Board on April 9, 2014 <br />and continued to the May 14. 2014 meeting and the Board recommended approval of the <br />``Development": and <br />WHEREAS, the "Development" is not considered premature. is consistent with the original <br />Planned Unit Development (PUD) and meets the performance standards of the subdivision and <br />zoning ordinance; and <br />WHEREAS, the regulations and performance standards of the zoning ordinance and R-2 Two <br />Family Residential District will be in effect unless otherwise stated in this resolution; and <br />WHEREAS, the building design standards as established in the R-2. Two Family Residential <br />District shall apply to the single family lots except the following PUD criteria regarding garages <br />and front porches shall apply: <br />a. All single family dwellings shall have a minimum double garage, <br />b. All single family dwellings shall include a front porch or stoop that is covered. <br />unenclosed and a minimum of 3 feet in depth. <br />c. All single family dwelling and garage elevations shall include a variation in <br />exterior building materials such as brick. stone. rock face. concrete block, wood. <br />stucco. vinyl. steel, fiber cement and aluminum siding, <br />d. Side or rear loaded garages are permitted. The elevation facing the street shall <br />require a minimum of one (1) window. <br />e. The garage doors shall incorporate architectural design features such as decorative <br />windows, panels. hinges. etc.. <br />f. Garages in excess of two stalls shall be broken up so the additional stalls are <br />recessed from the main garage facade. <br />g. Garage width does not exceed 32 feet; and <br />
