Land Use Plan. Housing Plan. and Transportation Plan. <br />Alternative Urban Areawide Review (_ALAR) <br />The project site is within the 2005 I -35E Corridor ALAR and is subject to the AUAR mitigation <br />plan. The NorthPointe PUD Development Stage Plan/Preliminary Plat is consistent with <br />development Scenario 1 for residential medium density and complies with the mitigation plan in <br />regards to wetlands. water use. erosion and sedimentation. surface water runoff. wastewater and <br />transportation. The final plat for NorthPointe 2116 Addition is also consistent with these plans. <br />Floodplain <br />There is no floodplain within the final plat for NorthPointe 2nd Addition. <br />Development Contract <br />A Development Contract shall be drafted by the City. executed by the City and the developer and <br />recorded by the developer. <br />Stormwater Maintenance Agreement <br />A Maintenance Agreement for Stormwater Management Facilities was approved by the City <br />Council on August 11. 2014 with Resolution No. 14-87 for the entire NorthPointe development. <br />RECOMMENDATION <br />The Planning & Zoning Board reviewed and recommended approval of the final plat at the <br />September 10. 2014 meeting. Staff is recommending approval of the following items with <br />conditions as listed: <br />1. Resolution No. 14-105 Approving the Final Plat <br />2.
