• <br />Park Dedication F+ <br />3 lots x $2.500 payment in lieu = <br />TOTAL 57,500 <br />Comprehensive Plan <br />The proposed four (4) lot residential subdivision for the construction of three (3) single family <br />homes for Isabell Estates is in compliance with the Comprehensive Plan in terms of Resource <br />Management System. Land Use Plan. Housing Plan. and Transportation Plan. <br />The parcel is guided Low Density Sewered Residential per the City's Comprehensive Plan which <br />allows for 1.6 to 3.9 dwelling units per acre. The proposal of 3.60 units per acre is consistent <br />with the Comprehensive Plan's guided land use and density. <br />Wetlands <br />There are no known wetlands on the parcel. <br />Floodplain <br />There is no floodplain on the parcel. <br />Development Contract <br />A Development Contract has been drafted and shall be executed by the City and the developer <br />and recorded by the developer. <br />Maintenance Agreement-Stormwater Management Facilities <br />The Isabell Estates project includes the construction of stormwater ponds to convey surface <br />water and provide water treatment prior to entering public waters. A Declaration for <br />Maintenance of Stormwater Facilities shall be required. <br />RECOMMENDATION <br />Staff is recommending approval of the following items with conditions as listed: <br />1.
