The proposed development conforms to the performance standards <br />contained within the Zoning Ordinance and other applicable City Codes. <br />d. Traffic generated by the proposed development is within the capabilities of <br />streets serving the property. <br />e. This application will not involve uses, activities, processes, materials, <br />equipment and conditions of operation that will be detrimental to any persons, <br />property, or the general welfare because of excessive production of traffic, <br />noise, smoke, fumes, glare, or odors. <br />f. This application will not result in the destruction, Toss, or damage of a natural, <br />scenic or historic feature of major importance. <br />g. <br />This application will conform to specific standards of the Zoning Ordinance <br />applicable to the particular use. <br />NOW, THEREFORE, BE IT RESOLVED that the City Council of Lino Lakes hereby <br />approves the conditional use permit to allow an automobile repair facility subject to the <br />following conditions: <br />1. Lot 2 and Lot 3 shall be combined into a single parcel. <br />2. A revised Landscaping Plan shall be submitted that provides additional landscaping <br />around the trash enclosures to create better screening. The parking lot island along <br />the western side of Lot 2 shall be modified to preserve the existing trees if possible. <br />3. Lighting fixture details that conform to requirements shall be submitted for the <br />proposed wall pack lighting. <br />4. A master sign plan shall be submitted for review and approval. <br />5. All grading and drainage modifications be satisfied, as outlined in the City Engineer's <br />memo dated August 8, 2003. <br />6. The existing drainage and utility easement between Lot 2 and 3, as dedicated on the <br />approved plat, shall be vacated in accordance with State and Lino Lakes <br />requirements. <br />7. A revised Rice Creek Watershed District Permit shall be obtained prior to issuance <br />of a building permit. <br />8. A revised Minnesota Department of Transportation (Mn/DOT) drainage permit shall <br />• be obtained prior to issuance of a building permit. <br />9 <br />
