Subd. 3. General Parcel, Lot and Yard Provisions. <br />A. Lot of Record. Any lot of record existing at the effective date of this Ordinance <br />may be used for the erection of a structure if it conforms with the use regulations <br />of the district in which it is located provided it: <br />1. Satisfies all other appropriate provisions of this Ordinance. <br />2. Has frontage on a full width public right-of-way, and an improved street <br />which has been accepted for maintenance by the City of Lino Lakes. <br />3. Any substandard sewered lot of record existing at the effective date of this <br />Ordinance and held in separate ownership different from the ownership of <br />adjoining Tots may be used for the erection of a structure conforming to <br />the use regulations of this Ordinance, provided its area, width, and depth <br />meet seventy (70) percent of the minimum requirements of the zoning <br />district and all required setbacks can be adhered to. <br />4. Any substandard unsewered lot of record existing at the effective date of <br />this Ordinance and held in separate ownership different from the <br />ownership of adjoining Tots may be used for the erection of a structure <br />conforming to the use regulations of this Ordinance provided that: <br />a. The lot was a separate parcel with its own parcel identification <br />number on the date of the adoption of this Ordinance. <br />b. It can be demonstrated that the lot can accommodate the proposed <br />principal structure, onsite well if the public water system is not <br />available, and an onsite wastewater treatment system including <br />both a primary and secondary drain field area in accordance with <br />MN Stat. 7080 and other applicable requirements. <br />c. The lot has direct frontage on an improved public street which has <br />been accepted for maintenance by the City of Lino Lakes. <br />d. All building and site improvements adhere to all required setbacks. <br />B. Unsewered Lots. <br />1. Except as provided for in Section 3, Subd. 3.A.4 and Section 3, Subd. <br />3.B.2 of this Ordinance, the minimum unsewered lot size within any <br />zoning district is ten (10) acres. <br />Lino Lakes Zoning Ordinance General Provisions <br />3-3 <br />
