b. Within zoning districts with a minimum lot size requirement of ten <br />(10) acres or more, a minimum of twenty (20) percent of the lot <br />area must be contiguous buildable land, as defined by this <br />ordinance. <br />D. Building Placement and Multiple Structures. <br />1. Street Obstructions. All buildings shall be so placed so that they will not <br />obstruct future streets which may be constructed by the City in conformity <br />with existing streets and according to the system and standards employed <br />by the City. <br />2. Principal Buildings. Except in an approved planned unit development that <br />specifically allows it, as provided for in Section 2, Subd. 10 of this <br />Ordinance, not more than one (1) principal building shall be located on a <br />lot. The words "principal building" shall be given their common, ordinary <br />meaning as defined in Section 1, Subd. 2 of this Ordinance. <br />E. Yards, and Setbacks. <br />1. Setbacks. <br />a. No setback, yard or other open space shall be reduced in area or <br />dimension so as to make such setback, yard or other open space <br />less than the minimum required by this Ordinance, and if the <br />existing setback, yard or other open space as existing is less than <br />the minimum required, it shall not be further reduced. <br />b. Front Setbacks. Where principal buildings on adjoining lots existed <br />at the time of adoption of this Ordinance have a lesser setback <br />from that required, the required front yard setback of a new <br />structure shall not be less than the average front yard of the <br />adjacent buildings on each side lot for four hundred (400) feet and <br />in no case shall be less than twenty (20) feet. <br />c. Corner Lots. On corner lots, nothing shall be placed or allowed to <br />grow in such a manner as materially to impede vision between a <br />height of two and one-half (2-1/2) and ten (10) feet above the <br />centerline grades of the intersecting streets within fifteen (15) feet <br />of the intersecting street right-of-way lines. This restriction shall <br />also apply to the planting of crops and to yard grades that result in <br />elevations that impede vision within fifteen (15) feet of any <br />intersecting street right-of-way lines. <br />Lino Lakes Zoning Ordinance General Provisions <br />3-5 <br />
