Buffer. The use of land, topography, difference in elevation, space, fences or <br />landscape plantings to screen or partially screen a use or property from another <br />use or property or to shield or mitigate noise, lights or other impacts. <br />Buffer Yard. A strip of land utilized to screen or partially screen a use or <br />property from another use or property or to shield or mitigate noise, lights, or <br />other impacts. <br />Buildable Area. The portion of a lot remaining after yards have been provided. <br />Buildable Land, Contiguous. Land area occurring within the property lines of a <br />parcel or lot excluding wetlands and/or water bodies. <br />Building. Any structure having a roof supported by columns or walls and <br />intended for the shelter, housing or enclosure of any individual, animal, process, <br />equipment, goods or materials of any kind or nature. <br />Building Coverage. The horizontal area measured within the outside of the <br />exterior walls and supporting columns of the ground floor of all principal and <br />accessory buildings on a lot. <br />Building Height. The vertical distance above a reference datum measured to <br />the highest point of the coping of a flat roof or to the deck line of a mansard roof <br />or to the average height of the highest gable of a pitched or hipped roof. The <br />reference datum shall be selected by either of the following, whichever yields a <br />greater height of building: <br />1. The elevation of the highest adjoining sidewalk or ground surface within a <br />five (5) foot horizontal distance of the exterior wall of the building when <br />such sidewalk or ground surface is not more than ten (10) feet above <br />lowest grade. <br />2. An elevation ten (10) feet higher than the lowest grade when the sidewalk <br />or ground surface described in Item 1 above is more than ten (10) feet <br />above lowest grade. <br />The height of a stepped or terraced building is the maximum height of any <br />segment of the building. <br />Building Line. A line parallel to a lot line or the ordinary high water level at the <br />required setback beyond which a structure may not extend. <br />Building, Pole. Any structure possessing the following characteristics: structural <br />wood poles or timbers buried in ground without footings or with individual <br />footings; metal wall coverings hung in a manner that the wall coverings provide <br />structural support for the wood frame.
