Subd. 2. GI, General Industrial District. <br />A. Purpose. These are areas which, because of availability to thoroughfares, <br />suitable topography, and isolation, are appropriate for industrial uses of a more <br />intense nature and ones which may have certain nuisance characteristics. No <br />new land shall be zoned GI, General Industrial unless the site or area lies within <br />the City's MUSA and sanitary sewer and municipal water is available. <br />B. District, Lot and Yard Requirements. <br />1. Minimum Lot Size. <br />a. Sewered Lot. One (1) acre. <br />b. Unsewered Lot. Ten (10) acres in accordance with applicable <br />provisions of Section 3, Subd. 2. of this Ordinance. <br />2. Minimum Lot Width. One hundred (100) feet. <br />3. Setbacks. (The greater of the following:) <br />a. From Streets. <br />1) Principal Building - Local Street. Fifty (50) feet. <br />2) Principal Building - Collector or Arterial Street. Fifty (50) <br />feet. <br />Parking Lot. Fifteen (15) feet. <br />b. Rear Yard. <br />1) Principal Building. Fifteen (15) feet. <br />2) Accessory Building. Ten (10) feet. <br />3) Parking Lot.
