(60) days is approval of the request. If the Department denies a request, <br />it shall state in writing the reasons for the denial at the time it denies the <br />req uest. <br />3. The applicant may appeal any denial or decision by the Department <br />according to Section 2 Subdivision 4. <br />4. No application for a site and building plan review shall be resubmitted for <br />a period of twelve (12) months from the date of said order of denial. <br />5. The Community Development Department shall provide to the City <br />Council reports summarizing submitted site and building plan applications <br />and outcomes regarding approval or denial as they occur. <br />D. Design Standards. Plans which fail to meet the following criteria shall not be <br />approved. <br />1. The proposed development application must be consistent with the <br />policies and recommendations of the Lino Lakes Comprehensive Plan <br />including: <br />a. Land Use Plan. <br />b. Transportation Plan. <br />c. Utility (Sewer and Water) Plans. <br />d. Local Water Management Plan. <br />e. Capital Improvement Plan. <br />f. Policy Plan. <br />g. Natural Environment Plan. <br />2. The proposed development application is compatible with present and <br />future land uses of the area. <br />3. The proposed development application conforms to performance <br />standards herein and other applicable City Codes. <br />4. Traffic generated by a proposed development application is within the <br />capabilities of the City when: <br />Lino Lakes Zoning Ordinance Administration <br />2-26 <br />
