a. Preservation of productive land for agricultural use. <br />b. Preservation of wildlife habitat and unique natural resources. <br />c. Reduction of negative impacts on the environment. <br />d. Creation of common open space that provides a unified landscape <br />for the use and enjoyment of the neighborhood community and/or <br />the general public. <br />e. A variety of rural residential lot sizes, configurations, and <br />neighborhoods. <br />2. Application. Rural residential planned unit development shall be applied <br />only outside of areas guided for City water and sanitary sewer (Stage 1 <br />and Stage 2 growth areas) as identified within the Comprehensive Plan. <br />3. Densities. <br />a. Subdivisions served by independent sewage treatment systems <br />shall not exceed four (4) units per forty (40) acres. <br />b. Subdivisions served by a MPCA approved community sewer <br />system shall not exceed eight (8) units per forty (40) acres. <br />4. Open Space Performance Standards. <br />a. Open Space Area Regulations. <br />1) A minimum of fifty (50) percent of land subdivided for <br />development shall be dedicated to common open space. <br />2) All designated open space shall be platted as outlot parcels <br />held as open space in perpetuity. Public trail corridors shall <br />be dedicated as park land. <br />3) Each open space outlot shall be classified as natural habitat, <br />neighborhood recreation, or trail corridor open space, and <br />shall conform to the type of use, location criteria, and deed <br />restrictions of that classification, as specified in Section <br />1007-5 of the Lino Lakes Subdivision Ordinance. <br />b.
