MEETING DATE: June 25, 2001 <br />TOPIC: Resolution 01-85 <br />Revised Building Design and Site Plan Condition of <br />Approval <br />North American Composites, 330 Apollo Drive <br />ACTION REQUIRED: 3/5 <br />BACKGROUND <br />The City Council approved a minor subdivision and site and building plan for North <br />American Composites on November 13, 2000. One of the conditions of approval was: <br />4. The precast concrete panels will be Fabcon Wide Rack 3/8" grooves at 3" O.C. <br />with smooth concrete cattail design, or similar design. Decorative concrete block <br />on the office portion of the building shall be either smooth burnished concrete <br />block or rock -face block. <br />This originated in a request by the Planning & Zoning Board to revisit -the building <br />elevation along the freeway. Because this is a very visible location, the P & Z asked for <br />some additional attention to aesthetics. In response, the applicant then submitted a <br />revised south elevation that includes a custom "cattail" pattern in the concrete panels. <br />Though the P & Z did not see the new pattern, the revision was included in the project <br />review by the City Council and was specified in the condition of approval listed above. <br />North American Composites has asked that this condition be deleted because of the cost <br />of the custom design. Instead, they have submitted a design that includes a four -foot blue <br />stripe across the top of the precast concrete panels. The panels have a raked finish, just <br />like the original submittal. <br />In addition, the design of the building has been revised somewhat. The office portion <br />exterior will still be decorative concrete block. However, the standing seam metal roof <br />on both portions of the building has been changed in the new design. Instead, the new <br />proposed design has a flat roof for the warehouse portion. The office portion also has a <br />flat roof, but the east elevation incorporates a peaked facade. <br />• The footprint of the new design increases the footprint by about 500 sf, about a 2% <br />change. Staff considers this a relatively minor change. <br />
