• <br />• <br />• <br />AGENDA ITEM 7-C <br />STAFF ORIGINATOR: Daniel Licht (NAC) <br />CITY COUNCIL <br />MEETING DATE: July 9, 2001 <br />TOPIC: Site Plan Review -Lino Lakes Family Dentistry <br />ACTION REQUESTED: 3/5 Vote <br />BACKGROUND <br />Lino Lakes Family Dentistry has submitted site and building plans for construction of a <br />5,067 square foot medical office building on property located on Apollo Drive. The <br />subject site is approximately 65,340 square feet in size. The property is guided for future <br />commercial development by the Comprehensive Plan and is zoned GB, General Business <br />District. Medical office uses are allowed within this District as a permitted use. <br />Development of a commercial use is subject to site and building plan review as provided <br />for by Section 2, subd. 5 of the Zoning Ordinance. <br />This review is based on the following plan submittals: <br />Site Plan <br />Grading/Drainage Plan <br />Landscape Plan <br />Utility Plan <br />ANALYSIS <br />received 14 May 2001 <br />received 14 May 2001 <br />received 14 May 2001 <br />received 14 May 2001 <br />Performance Standards <br />The table below illustrates GB District performance standards in relation to the proposed <br />site plan. The only issue is that the drive aisle on the west side of the building is set on <br />the property line and not back 10 feet as required. This driveway is within a parking <br />easement established over the common lot line with the property to the west and is <br />indicated to be temporary. <br />
