The term does not, however <br />include either: <br />(a) Any project for improvement of a structure to correct existing violations of state <br />or local health, sanitary, or safety code specifications which have been identified by the <br />local code enforcement official and which are the minimum necessary_ to assure safe <br />living conditions. <br />(b) Any alteration of a "historic structure," provided that the alteration will not <br />preclude the structure's continued designation as a "historic structure." For the purpose <br />of this chapter, "historic structure" is as defined in 44 Code of Federal Regulations, Part <br />59.1. <br />VARIANCE. A modification of the strict provisions of this chapter as applied to a <br />specific piece of property in order to provide relief for a property owner because of undtie <br />practicable difficultiesheFd&hip imposed upon the property by this chapter. A <br />VARIANCE shall normally be limited to height, density and yard requirements.
