<br />(c) Open space uses, including but not limited to Pprivate and public regional
<br />uses stieh asgolf courses, tennis courts, driving ranges, archery ranges, picnic grounds,
<br />boat launching ramps, swimming areas, parks, wildlife and nature preserves, game farms,
<br />fish hatcheries, shooting preserves, tafget ,.,,nges, *rap and skeet ranges, hunting and
<br />fishing areas., and single- or multiple -purpose recreational trails.
<br />(d) Residential aeeessety uses stieh as lawns, gardens, parking areas and play areas
<br />as long as no permanent structures are constructed.
<br />(e) Boat 1.,,,n..hiag ramps and .aoeks o ., „ lots e permitted to
<br />01 tiseRailroads, streets, bridges, utility transmission lines and pipelines, provided
<br />that the Department of Natural Resources' Area Hydrologist is notified at least ten days
<br />prior to issuance of any permit, and that the standards in . 11�05(4)(a), 1103.05(c)(i),
<br />and 1103.05(f) of this chapter are met.
<br />(2) Standards for Floodway Permitted Uses.
<br />(a) The use must have a low flood damage potential.
<br />(b) With the exception of the uses listed in 1103.05(l)(e), the use must not obstruct
<br />flood flows or increase flood elevations and must not involve structures, fill, obstructions
<br />excavations or storage of materials or equipment.
<br />(e) Any facility that will be used by employees or the general public must be
<br />designed with a flood warning system that provides adequate time for evacuation if the
<br />area is inundated to a depth and velocity such that the depth in feet, multiplied by the
<br />velocity (in feet per second) would exceed a product of four upon occurrence of the
<br />re - ional ,1 %-chance) flood.
<br />(3-2) Conditional uses. The following uses and s*,.,,, tur-may be allowed as
<br />conditional uses following the standards and procedures set forth pefmit4ed in the Flood
<br />Plain Over -lay Distfiet only after- the issuanee of a eenditional iise pefmit, as provided forr
<br />in § 1103.0411(84) of this chapter and further subject to the standards set forth in
<br />1103.05(4), if otherwise allowed in the underlyingzoning district or any applicable
<br />overlay district. Those uses shall be r ,mit4e within the Flood Plat Over -lay District to
<br />the exten4 that they are allowed in the tmder-lying base zoning distr-iet, they are not.
<br />-prohibited by any other- efdinanee, and they eemply with the pr-evisie s elf 'I'; 1103 07
<br />whieh applies to all Flood Plain Over -lay Distr-iet eenditional uses.
<br />(a) Structures accessory to the uses listed in § 1103.05(1) and the uses listed below.
<br />(eb) Extraction and storage of sand, gravel and other materials.
<br />€c) Marinas, boat rentals, docks, piers, wharves and water control structures,
