STAFF ORIGINATOR: <br />P & Z MEETING DATE: <br />TOPIC: <br />BACKGROUND <br />AGENDA ITEM 7 C <br />Jeff Smyser <br />October 22, 2001 <br />Resolution 01-171 <br />-Amendments To Existing Conditional Use Permit <br />-Amendments to Existing Interim Use Permit <br />-Site and Building Plan Review <br />Molin Concrete, 415 Lilac St. <br />Molin Concrete Products Company has submitted applications for amendments to the <br />existing conditional use permit (CUP), amendments to the existing interim use permit, <br />and for a site plan review. The requested amendments would change several of the <br />conditions that were adopted with previous approvals. The site plan review application is <br />for a new manufacturing building on the site. The new building also is an amendment to <br />the conditional use permit. <br />The City Council has conducted numerous discussions of the issues relevant to the Molin <br />site. The City approved a rezoning in December 1968 and issued special use permit to <br />Molin in January 1969 to construct a concrete plant. The Sherwood Green residential <br />plat was approved in 1978. Conflicts exist between the two land uses. <br />ANALYSIS <br />The Molin site includes approximately 55 acres. The entire site is guided for industrial <br />use by both the old and the new comprehensive plans. The north 20 acres of the site is <br />zoned LI, the southern 35 acres is zoned GI.
