City Council Meeting <br />Lino Lakes Market Place 2"d Addition <br />March 11, 2002 <br />ANALYSIS <br />Zoning <br />Site is zoned Planned Development Overlay District. The Underlying zoning is SC, <br />Shopping Center. <br />Lots, Blocks <br />The submitted information indicates the establishment of three lots, as follows: <br />Lot 1 = 45,803 sq. ft. <br />Lot 2 = 57,690 sq. ft. <br />Lot 3 = 42,764 sq. ft. <br />The proposed lots are consistent with the Site Plan approved as part of the Lino Lakes <br />Market Place PDO. <br />Stormwater Management <br />Grading, Drainage and Erosion Control Plans were approved with the Market Place PDO. <br />Grading for individual lots will be subject to the site plan review process. <br />Utilities <br />Utility Plans to service the proposed lots were approved with the Market Place PDO. <br />Transportation <br />The proposed lots will be serviced by a private road per the Market Place PDO and by the <br />easterly extension of Apollo Drive from Lake Drive. <br />The dedicated right -of -access along Lake Drive should be extended to the southerly <br />boundary of Lot 2, Block 1. <br />Drainage and Utility Easements <br />All drainage and utility easements are provided as required. <br />P & Z MEETING <br />The above report was presented at the February 13, 2002 meeting of the Planning and <br />Zoning Board. After consideration of the issues, the board voted to approve the <br />Preliminary Plat, with the following condition: <br />2 <br />
