CITY OF LINO LAKES <br />RESOLUTION NO. 02-96 <br />RESOLUTION APPROVING A MINOR SUBDIVISION & VARIANCE <br />FOR PROPERTY LOCATED AT 1487 ASH STREET <br />(BACHMAN MINOR SUBIDIVISON & VARIANCE) <br />WHEREAS, the City has received an application for a Minor Subdivision & Variance for <br />property, and <br />WHEREAS, the City's zoning ordinance and subdivision regulations provide for and <br />establish requirements for Minor Subdivisions & Variances, and <br />WHEREAS, the proposed Minor Subdivision & Variance would result in the creation of <br />property with less than the minimum lot width requirement of 330 feet for property <br />located in a Rural zone, in violation of Section 5, subd. 1.B.2 of the Lino Lakes Zoning <br />Ordinance, and <br />WHEREAS, the proposed Minor Subdivision & Variance would result in the creation of <br />property with less than the required full frontage abutting on a publicly dedicated street, <br />in Violation of the Lino Lakes Subdivision Ordinance 1001.08, subdiv.6, <br />NOW, THEREFORE BE IT RESOLVED THAT Lino Lakes City Council approves the <br />proposed Minor Subdivision & Variance, as described by the attached document entitled <br />"Lot Split Survey for Corey Bachman" by Development Engineering, P.A., dated July 8, <br />2002. <br />BE IT FURTHER RESOLVED, that the following conditions of approval apply: <br />1. A park dedication fee of $1,665, to be paid prior to the certification and recording of <br />the Minor Subdivision. <br />2. The applicant shall dedicate to the City drainage and utility easements measuring ten <br />feet in width along the front property lines, five feet in width along the side and rear <br />property lines, and covering all wetland and ponding areas. Such dedication shall be in <br />the form of a Quit Claim Deed, per the City attorney. <br />3. The applicant shall dedicate 27 feet of permanent public right-of-way along Ash Street <br />(County Road J). Such dedication shall be in the form of a Quit Claim Deed, per the City <br />attorney. <br />
