CITY OF LINO LAKES <br />RESOLUTION NO. 02-111 <br />RESOLUTION APPROVING THE PRELIMINARY PLAT <br />FOR THE JADT ADDITION <br />WHEREAS, the City has received an application for preliminary plat approval for property <br />currently described as Outlot B, Lino Lakes Commercial Development; and <br />WHEREAS, the applicant is proposing to subdivide the property into four parcels describes as: <br />Lots 1 - 4, Block 1, JADT Addition <br />; and <br />WHEREAS, the preliminary plat approval request is based on the plat drawing prepared by Ryan <br />Engineering dated 7/15/02; and <br />WHEREAS, at their meeting on August 14, 2002, the Planning & Zoning Board conducted a <br />public hearing and recommended approval of the preliminary plat subject to the conditions listed <br />in the meeting minutes; and <br />WHERAS, the City finds the proposed lot sizes (less than the minimum SC District requirement) <br />to be acceptable as part of the Planned Development Overlay District (PDO); and <br />WHEREAS, the proposed preliminary plat meets all other requirements of the City's zoning <br />ordinance and subdivision ordinance; and <br />NOW, THEREFORE, BE IT RESOLVED that the City Council of Lino Lakes hereby approves <br />the preliminary plat for the JADT Addition subject to the following conditions: <br />1. The conditions of the City Engineer' s memo (dated 8/9/02) related to grading, <br />drainage and utilities shall be satisfied. <br />2. Cross parking and access easements shall be recorded with the property at the time of <br />final plat. Prior to recording, such easements shall be subject to review and approval <br />by the City Attorney. <br />3. A park dedication of $13,920 shall be required prior to the recording of the final plat. <br />4. Prior to the commencement of any site work, the applicant shall enter into a <br />development agreement with the City and post all the necessary securities required by <br />it. The agreement shall also contain and operation and maintenance agreement that <br />addresses pond maintenance and incorporates the use of Best Management Practices. <br />
