Both of the two <br />proposed lots will meet this requirement. <br />Width: the minimum lot width for property in a Rural zone is 330 feet, and both lots meet <br />this requirement. In addition, both lots will have full frontage on a road, as required <br />under the Lino Lakes Subdivision Ordinance, Section 1008.08, subdiv. 6, which states <br />that "all lots shall abut for their full frontage on a publicly dedicated street." <br />Easements and Right -of -Way <br />All created lots are required to include drainage and utility easements. The applicant will <br />need to dedicate drainage and utility easements to the City in accordance with Lino Lakes <br />Subdivision Ordinance Section 1001.08, subdiv. 4. Such easements shall be five feet in <br />width along side property lines, ten feet in width along front and rear property lines, and <br />cover all ponding and wetland areas. <br />In addition, street right-of-way dedication will be required according to the Lino Lakes <br />Subdivision Ordinance Section 1001.08, subdiv. 10. <br />Lastly, it should be noted as a point of information that there is an existing 30 -foot <br />easement between the proposed parcels that serves as a driveway to an existing lot of <br />record ("Parcel C") that lies between the two proposed lots on their southern boundary. <br />This easement is not held by the City, but presumably exists solely for access purposes <br />for Parcel C. <br />Buildable Area <br />Lino Lakes City Ordinance Section 3, subd. 3.B.2.b states that parcels located within a <br />zoning district that carries a minimum lot size of 10 acres must have a minimum of 20% <br />buildable/upland area. Both of the proposed lots meet this requirement. <br />2 <br />
