CITY OF LINO LAKES <br />RESOLUTION NO. 02-174 <br />RESOLUTION APPROVING SITE AND BUILDING PLANS AND A <br />CONDITIONAL USE PERMIT FOR A FULL SERVICE CARWASH, A SELF- <br />SERVICE CARWASH AND A QUICK LUBE FACILITY <br />WHEREAS, the City has received an application for a site and building plan review and a <br />conditional use permit to allow a full service carwash, a self-service carwash and a quick <br />lube facility; and <br />WHEREAS, the legal description of the property is: <br />(see ATTACHMENT A) <br />; and <br />WHEREAS, the subject property is zoned LI, Light Industrial; and <br />WHEREAS, the site and building plan/conditional use permit approval request is based <br />on the following plans prepared by Designery Architecture, Glen Rehbein Companies <br />and LSI Industries and related correspondence: <br />Preliminary Site Plan dated 11/22/02 <br />Grading, Drainage & Erosion Control Plan dated 11/22/02 <br />Utility Plan dated 11/22/02 <br />Landscape/Tree Preservation Plan dated 11/22/02 <br />Floor Plan dated 11/22/02 <br />Building Elevations dated 11/22/02 <br />Lighting Plan submitted 11/25/02 <br />TKDA Engineering Comments dated 11/5/02 <br />Environmental Board Comments dated 11/4/02 <br />; and <br />WHEREAS, at their meeting on November 13, 2002, the Planning & Zoning Board <br />considered the site and building plans and conditional use permit application and <br />recommended approval subject to the conditions listed in the meeting minutes; and <br />WHEREAS, the City Council of the City of Lino Lakes makes the following findings of <br />fact, as required by Section 2 Subd. 2.B.7 of the Zoning Ordinance which establishes <br />conditional use permit evaluation criteria. <br />
