4. All off-street parking areas and associated drive lanes (including the planting <br />medians on the east side of the building) be provided a continuous concrete <br />curb. <br />5. The one-way bypass lane around the perimeter of the building be striped and <br />thereby segregated from adjacent stacking lanes. <br />6. The source of all site lighting be hooded and controlled so as not to illuminate <br />adjacent properties or public rights-of-way. More specifically, low -impact, <br />downward -focused, low spill, low intensity fixtures shall be used as specified <br />lighting plan submitted 11/25/02. <br />7. All trash be stored indoors. <br />8. All site signage comply with the applicable requirements of the Sign Code. <br />9. The conditions of the TKDA letter (dated 12/10/02) related to grading, <br />drainage and utilities are satisfied. <br />10. Prior to building permit issuance, the applicant secure a utility easement from <br />the school district to allow the proposed sewer pipe to overlay school district <br />property. <br />11. Prior to the commencement of any site work, the applicant enter into a <br />development agreement with the City and post all the necessary securities <br />required by it. The agreement shall also contain an operation and <br />maintenance agreement. <br />12. The Landscaping Plan shall be modified to incorporate additional screening <br />along the westerly side of the development. Such screening shall be in the <br />form of coniferous plantings. The applicant may utilize adjacent school <br />district property to satisfy this requirement provided that appropriate <br />documentation, in a form approved by the city attorney, is provided granting <br />permission by the school district to perform such activities. <br />Passed by the Lino Lakes City Council this 9th day of December 2002. <br />J J.
