Construction for the project is scheduled to <br />begin late fall of 2015. <br />Scope of Services <br />The proposed scope for acquisition services includes the following: <br />1. Project Management - WSB & Associates, Inc. will coordinate with the survey team and sub - <br />consultants providing the title reports ensuring these tasks are completed in a timely manner to <br />maintain the project schedule. The project manager will supervise the required acquisition tasks, <br />provide status reports and provide a detailed contact log for the impacted parcel. <br />2. Acquisition Services — Based on Anoka County donating the necessary easements on the 19 <br />County owned, WSB will be preparing the offer and waiver of compensation letter, the <br />memorandum of agreement, and easement agreements. <br />3. Survey — WSB staff will prepare the base map which will include spotting all plats and existing <br />easements for the entire project. Our staff will provide legal descriptions and parcel sketches for <br />the acquisition areas for the project. <br />Sub -Consultant: <br />1. Title Reports — O & E Reports will be provided for the parcels impacted as part of the project. If <br />the City elects to purchase title commitments and the insurance for these commitments, that <br />would be a costs paid directly by the City and is not included as part of this estimate. <br />ASSUMPTIONS <br />1. This estimate assumes 0 & E title reports will be needed on the 19 parcels owned by Anoka <br />County. <br />2. This estimate assumes Anoka County will be donating the easements, and that no Minimum <br />Damage Assessments will be needed for the parcels owned by Anoka County. <br />3. The proposed alignment will be designed to avoid all private property. <br />4. Acquisition services are estimated through the title and possession date of November 1, 2015. If <br />additional negotiation is required past the title and possession date, this will be provided at our <br />per hour fee if our contract amount has already been exhausted in negotiations. <br />5.
