HomeMy WebLinkAbout08/02/2018 EDAC Minutes 1 CITY OF LINO LAKES ECONOMIC DEVELOPMENT ADVISORY COMMITTEE MINUTES DATE: August 2, 2018 MEMBERS PRESENT: Andrew Cravaro, Michael Ruhland, Julie Schwartz, Jim Schueller, Nathan Vojtech, Thomas Colgan MEMBERS ABSENT: Don Johnson, Patrick Kohler, Chad Wagner OTHERS PRESENT: Mike Grochala, Mara Strand APPROVAL OF MINUTES It was moved by Mr. Vojtech to approve the minutes from June 7, 2018 and seconded by Mr. Cravaro, passed unanimously. DISCUSSION ITEMS A. Lyngblomsten Senior Community Lynbblomsten submitted a request for review of a PUD Concept Plan. Mr Grochala explained that the they have taken previous submittal comments and incorporated into the plan, including preservation of buffers, the height of the main building transitions from 2 stories on the west side to four along Hodgson Road. Density within the Comprehensive Plan states 8-15 units per acre, Lyngblomsten Concept Plan is 14.46 units per acre. Committee members had questions about transportation improvements. Mr. Grochala stated that the City has met with Anoka County and applicant will be required to submit a traffic study. Mr Grochala noted that the corner properties where not included in the development proposal. The developer is evaluating potential options but may request public assistance to complete. The committee noted it was an important entrance to the city and generally supported working with the developer to incorporate the corner properties into the site. Committee members requested information on the potential tax base creation. Mr. Grochala stated in would have a rough estimate determined and provide at a future meeting. Applicant wants to be moving dirt by spring with a yearlong build 2 B. Project Updates Mr. Grochala stated that Lennar is planning to break ground on the Watermark project in August. Phase 1 plat has been submitted and includes approximately 190 lots. ADJOURNMENT The meeting was adjourned at 8:53 A.M.
