AN ORDINACE PROVIDING- FOR THE SUBMISSION AND APPROVAL OF PLATS
The Village Council of the Village of Lino —Lakes does Ordain:
I.
That all plats of real property prepared for recording in the County of
Anoka, and providing for a subdivision development in the Village of Lino —Lakes
shall be submitted first to the Board of Zoning for Lino —Lakes for approval, prior
to the approval by the Village Council.
II.
The Board of Zoning will inspect the property described on the plat and will
determine that the roads designated and dedicated on the plat are laid out, open
for travel and in condition for use, suitable for the type of terrain; and that
provision for drainage has been satisfactorily made; and that the development plan
conforms with the general road and utility clans for the village.
III.
Upon approval by the Board of Zoning the plat shall be submitted to the Village
Council at a regular meeting thereof together with the report by the Board of Zoning.
If the report by the Board of Zoning shows that if the approval of the plat is
conditioned upon the completion by the owners of certain projects and if the Village
Council accepts the plat upon such conditions, these conditions shall constitute a
contract between the Village and the developers and upon violation of any of the
conditions or upon the failure of the developer to meet the conditions within the time
specified the building inspector for the Village shall refuse building permits for
the properties under such plat.
IV.
No plat will be approved unless it is executed in accordancevith the
statutes of the State of Minnesota by all of the owners of all of the interests
of any of the land embrassed within the plat.
V.
No plat shall be submitted containing a dedication of park areas where the
areas so, proposed for a park is not suitable for park purposes.
