HomeMy WebLinkAbout25-064 - Resolution - Wilkinson Waters - Comp Plan AmendmentCITY OF LINO LAKES RESOLUTION NO. 25-64 APPROVING COMPREHENSIVE PLAN AMENDMENT RELATED TO WILKINSON WATERS ADDITION WHEREAS, the City received a land use application for a Comprehensive Plan Amendment related to Wilkinson Waters Addition, a master planned residential and commercial development, and WHEREAS, the site contains 4 parcels totaling approximately 76 gross acres and has 3 land use designations: Medium Density, High Density, and Signature Gateway. One parcel (PID# 34-31-22-44-0008) will be re -guided from High Density to Signature Gateway. See attached Existing Land Use Plan and Proposed Land Use Plan; and WHEREAS, per the City's 2040 Comprehensive Plan, the areas are not intended to be strict land use and density boundaries but should be considered somewhat flexible to accommodate development; however, the Met Council requires a formal comprehensive plan amendment to adjust the land use boundaries, and WHEREAS, the proposed land use plan amendment slightly increases the allowed number of housing units; however, the proposed development of 340 units falls within both ranges; and Existing Comp Plan Proposed Comp Plan Range of Allowed # of 234 to 404 252 to 467 Housing Units WHEREAS, the Comprehensive Plan Amendment was mailed on March 18, 2025 to affected jurisdictions for their review and comment. The 60 day comment period ended May 17, 2025. There were no objections. NOW, THEREFORE, BE IT RESOLVED by the City Council of Lino Lakes, Minnesota that the 2040 Comprehensive Plan is hereby amended to: 1. Re -guide one (1) parcel (PID# 34-31-22-44-0008) from High Density Residential to Signature Gateway as shown on the attached Exhibit A and Exhibit B. BE IT FURTHER RESOLVED: 1. The Comprehensive Plan Amendment shall be approved by Met Council prior to approval of the Wilkinson Waters Addition final plat.
