RE: Zoning Classification — Lot 16, Block 1, Millers Crossroads
During the recent discussion of the Millers Crossroads commercial site development it
became apparent that the existing zoning classification of the above referenced parcel as
LB, Limited Business is inconsistent with the Councils intent when it rezoned the
property in September of 2003. Specifically, the LB District provides for auto orientated
uses that would not otherwise be allowed with the NB, Neighborhood Business District.
The commercial site is abutting and accessed through the Millers Crossroads residential
development. The Councils decision was influenced, in part, by the site plan submitted
in conjunction with the rezoning request that did not include auto oriented uses. It
appears that the rezoning approval was an error on the City's part which suggests
additional evaluation of the appropriate zoning classification for the parcel.
Staff is requesting council direction to initiate consideration of rezoning the parcel from
LB, Limited Business District to NB, Neighborhood Business District.
