CITY OF LINO LAKES
RESOLUTION NO. 08 -133
RESOLUTION APPROVING THE FINAL PLAT FOR MARKETPLACE 3RD
ADDITION.
WHEREAS, the City has received applications for developing an area known as
MARKETPLACE 3RD ADDITION, and
WHEREAS, the development requires approval of a final plat; and
WHEREAS, the final plat for MARKETPLACE 3RD ADDITION is substantially
conforming to the preliminary plat for the LINO LAKES MARKETPLACE; and
• WHEREAS, the proposed plat meets the requirements of the City's Growth
Management, Zoning and Subdivision Ordinances.
NOW, THEREFORE, BE IT RESOLVED that the City Council of Lino Lakes hereby
approves the final plat for MARKETPLACE 3RD ADDITION.

The motion for the adoption of the foregoing resolution was duly seconded by Council
Member Stoltz and upon vote being taken thereon, the following voted in favor
thereof:

Marketplace 3rd Addition Final Plat
Ryan Companies have requested approval of the Marketplace 3rd Addition final plat.
This project is simply the adjustment of lot lines between the site that is occupied by the
Sears Appliance Outlet and the vacant property to the west.
ANALYSIS
The final plat is conforming to the preliminary plat for the entire Marketplace
development project and adequately addresses all requirements of the subdivision
ordinance and the zoning code. The parking spaces that are being removed from the
Sears Appliance Outlet lot are not necessary to meet the minimum requirements of the
zoning ordinance and will still be a part of the shared parking agreement that covers the
entire block of the Marketplace development. The drainage and utility easements that
are in place cover the existing pipe system for the development, will remain in place,
and do not need to be enhanced with additional easement area.
The city attorney has reviewed the title commitments and found them to be acceptable.
PLANNIND AND ZONING BOARD
On November 12, 2008 the Planning and Zoning Board recommended approval of the
final plat for Marketplace 3rd Addition on a 4 -0 vote.
STAFF RECOMMENDATION
Staff is recommending adoption of Resolution No. 08 -133, approving the final plat for
Marketplace 3rd Addition.
