CITY OF LINO LAKES
RESOLUTION NO. 05-03
RESOLUTION APPROVING THE FINAL PLAT
FOR MILLERS CROSSROADS 2ND ADDITION
WHEREAS, a request has been submitted to the City for the approval of a fmal plat, and
WHEREAS, review and approvals of plats are governed by state statutes and City ordinances,
and
WHEREAS, the City Council approved the rezoning of the site with Ordinance Nos. 19 -03 and
20 -03 on September 22, 2003, and
WHEREAS, the City Council approved the preliminary plat for Millers Crossroads with
Resolution 03 -142 on August 22, 2003, and
WHEREAS, the City Council approved the fmal plat for the first phase, Millers Crossroads, with
• Resolution 04 -24 on February 23, 2004, and
WHEREAS, Resolution 03 -142 included a phasing plan for the final platting of the site with a
specified number of dwelling units in each phase in accordance with the City's growth
management policy and subdivision ordinance; and
WHEREAS, the final plat for Millers Crossroads 2nd Addition received by the City November
30, 2004 is consistent with the preliminary plat and phasing plan.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Lino Lakes
hereby approves the final plat for Millers Crossroads2nd Addition.
BE IT FURTHER RESOLVED that the City Council accepts the trail easement which includes
the trails constructed along Birch St. and Hodgson Rd. The trail easement document shall be
recorded with the final plat for the 2nd Addition

Final Plat: Millers Crossroads 2nd Addition
BACKGROUND
The City Council approved the preliminary plat for Miller's Crossroads in September 2003. The
final plat for the first phase was approved by the City Council in February 2004.
The final plat for the 2nd Addition conforms to the approved preliminary plat. The City Engineer
is preparing a development agreement for the second addition. Conditions of approval have been
addressed. The City Attorney reviewed the title commitment.
This project includes a phasing plan in four phases, 2003 through 2006. Since the first phase did
not occur in 2003, the first two phases were combined in the first final plat. The final plat for the
second addition complies with the phasing plan as shown:
A trail easement is necessary to include the trails constructed along Birch St. and Hodgson Rd.
The trail easement document will be recorded with this final plat for the 2nd Addition.
OPTIONS
1. Approve Resolution 05 -03 approving the final plat for Miller's Crossroads 2nd Addition.
2. Return to staff with direction.
