CITY OF LINO LAKES
RESOLUTION NO. 04-108
RESOLUTION APPROVING THE FINAL PLAT FOR ELM STREET ESTATES
(FORMERLY LAKEVIEW ESTATES)
WHEREAS, a request has been submitted to the City for the approval of a final plat, and
WHEREAS, review and approvals of plats are governed by state statutes and City
ordinances, and
WHEREAS, the City Council approved the preliminary plat for Lakeview Estates on
October 27, 2003 with Resolution 03 -184; and
WHEREAS, the Lakeview Estates project has been renamed Elm Street Estates; and
WHEREAS, the final plat for Elm Street Estates is consistent with the Lakeview Estates
preliminary plat;
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Lino
Lakes hereby approves the final plat for Elm Street Estates.

Final Plat: Elm Street Estates
(formerly Lakeview Estates)

The City Council approved the preliminary plat for Lakeview Estates in October 2003
with Resolution 03 -184. Apparently, there already is a Lakeview Estates in Anoka
County, so the applicant changed the name to Elm Street Estates.
This project involves an existing residential lot with one existing house (7180 Lakeview
Drive) at the corner of Elm Street and Lakeview Drive. The owner split the property into
three lots, which creates two new house lots fronting on Elm St. The installation of city
water and sanitary sewer service in Elm St. made this subdivision possible.
The final plat conforms to the approved preliminary plat. There is no development
agreement because there are no public improvements for the plat. The City Attorney's
review of the title commitment is underway and will be fully resolved prior to City
Council approval of the final plat. Conditions of approval will be met with building
permit review of the new houses.
OPTIONS
1. Approve Resolution No. 04 -108, approving the final plat for Elm Street Estates.
2. Return to staff with direction.
