CITY OF LINO LAKES
RESOLUTION NO. 04-121
RESOLUTION APPROVING THE FINAL PLAT
FOR CRYSTAL COVE
WHEREAS, a request has been submitted to the City for the approval of a final plat, and
WHEREAS, review and approvals of plats are governed by state statutes and City
ordinances, and
WHEREAS, the City Council approved the preliminary plat for Crystal Cove with
Resolution 03 -141 on September 8, 2003; and
WHEREAS, the final plat for Crystal Cove received by the City July 9, 2004 is consistent
with the preliminary plat.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Lino
Lakes hereby approves the final plat for Crystal Cove .

Final Plat: Crystal Cove
VOTE REQUIRED: 3/5
BACKGROUND
The City Council approved the preliminary plat for Crystal Cove with Resolution 03 -141
on September 8, 2003. This project involves developing Outlot B of Highland Meadows
East, which is on the south side of 79th St. just west of Lake Drive.
The final plat conforms to the approved preliminary plat. The development agreement is
in progress and will be completed prior to City Council review. The City Attorney's
review of the title commitment is complete. Conditions of approval will be addressed
within the development agreement.
A utility easement issue that was discussed at the P & Z has been resolved by rerouting
the connections and eliminating the need for the additional easement. The current
proposal is acceptable.
OPTIONS
1. Approve Resolution 04 -121 approving the final plat for Crystal Cove.
2. Return to staff with direction.
