CITY OF LINO LAKES
RESOLUTION NO. 03-34
RESOLUTION APPROVING THE FINAL PLAT FOR
SPIRIT HILLS CENTER
WHEREAS, a request has been submitted to the City for the approval of a final plat, and
WHEREAS, review and approvals of plats are governed by state statutes and City
ordinances, and
WHEREAS, the preliminary plat for Spirit Hills was approved with Resolution 01 -79 by
the City Council on June 11, 2001, and
WHEREAS, the final plat for Spirit Hills Center complies with City requirements.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Lino
Lakes hereby approves the final plat for Spirit Hills Center.
Adopted by the Lino Lakes City Council this 10th day of March, 2003.

Spirit Hills Center, Final Plat Approval
VOTE REQUIRED: Simple Majority
BACKGROUND
The property on which the Spirit Hills Commercial Development is located was
originally platted as Outlot A, Spirit Hills, in conjunction with the residential
development that took place north of the site. As a condition of Site and Building
plan approval for the commercial development the City required that the property
be final platted.
The proposed final plat does not change the configuration of the existing Outlot
A. The Final Plat will change the legal description of the property to Lot 1, Block
1, Spirit Hills Center, provide for the dedication of utility and drainage easements
and dedication of additional Ware Road right -of -way to accommodate the
required southbound right turn lane.
The Performance agreement for the project was approved by the City Council on
December 9, 2002. The executed agreement and all required securities have
been submitted.
Title information has been submitted to the City Attorney for his review. Final
Plat approval will be conditioned upon the City Attorney's review and approval of
the title information.
OPTIONS
1. Adopt Resolution 03 -34 approving the final plat of Spirit Hills Center.
2. Return to staff with direction.
