CITY OF LINO LAKES
ORDINANCE NO. 11- 01
AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF
LINO LAKES BY REZONING CERTAIN REAL ESTATE FROM NB,
NEIGHBORHOOD BUSINESS DISTRICT TO GB, GENERAL BUSINESS
DISTRICT.
The City Council of the City of Lino Lakes, Anoka County, Minnesota does ordain:
Section 1. The City Council makes the following findings regarding the application
for rezoning the property described below, based on the factors listed in Section 2, Subd.
1.E. of the Lino Lakes zoning ordinance:
1. Rezoning this site from NB, Neighborhood Business District to GB, General
Business District is consistent with policies and provisions of the City's
Comprehensive Plan. However, these policies and provisions should also be
examined during the site plan review process. Examples of these policies include:
a. The Proposed Land Use Map guides this area for commercial use.
b. Develop service and commercial centers as cohesive, highly interrelated
units with adequate off-street parking.
c. Blend commercial redevelopment which is of a similar size and scale with
existing businesses and which is supportable by available markets.
2. The Existing Land Use Map indicates that the subject property is bordered by a
commercial use to the south, vacant land to the east (across Lake Drive), and
residential uses to the north and west. The Proposed Land Use Map guides the
surrounding properties for commercial use. Therefore, expansion of the bank use
on this site is consistent with the future land use plan for this area.
3. This application meets the standards for rezoning outlined in the City Code.
However, prior to actual construction of the proposed parking lot, the applicant
must receive approval of a site plan in compliance with all applicable
performance standards and combine this lot with that of the existing bank.
4. Rezoning this site from NB, Neighborhood Business District to GB, General
Business District will not overburden the City's service capacity. This finding is
contingent on the applicant combining the subject property with the bank site.
5. Rezoning this site from NB, Neighborhood Business District to GB, General
Business District will not have an adverse effect on traffic at the site. However,
the actual design of the parking lot may have an effect on future traffic flow.
Section 2.
2001.
A public hearing was held before the Planning & Zoning Board on May 9,
Section 3. The Zoning Ordinance of the City of Lino Lakes, Anoka County,
Minnesota, passed by the City Council on July 14, 1997 is hereby amended by rezoning
from NB, Neighborhood Business District to GB, General Business District, the
following described real estate:
Lot 9, Auditor's Subdivision No. 134
Section 4. As above amended, said Zoning Ordinance shall stand as initially passed
and previously amended.
Section 5. This ordinance shall be in force and effect from and after its passage and
publication according to the Lino Lakes City Charter.

Themotion for adoption of the foregoing ordinance was duly seconded by
Council Member Carlson and upon vote being taken thereon, the
following voted in favor thereof: Bergeson, Carlson, Dahl, Reinert, and O'Donnell
The following voted against same: None.
Whereupon said ordinance was declared passed and adopted.
