CITY OF LINO LAKES ORDINANCE NO. 13-01 AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF LINO LAKES BY REZONING CERTAIN REAL ESTATE FROM R RURAL TO R -1X SINGLE FAMILY EXECUTIVE FOR WEST SHADOW PONDS The City Council of the City of Lino Lakes, Anoka County, Minnesota does ordain: Section 1. The City Council makes the following findings regarding the application for rezoning the property described below, based on the factors listed in Section 2, Subd. 1.E. of the Lino Lakes zoning ordinance: 1. The proposed rezoning action has been considered in relation to the specific policies and provisions of and has been found to be consistent with the 2001 City Comprehensive Plan, which guides the site for low density sewered residential uses in a Stage 1 growth area. The proposed use will be compatible with present and future land uses of the area. The site is guided for low density sewered residential uses. Land north and east of the site is already developed with single family homes. Parkland to the west will remain. 3. The proposed use conforms with all performance standards contained herein. The accompanying plat proposal meets the zoning and platting requirements contained in City ordinances. 4. The proposed use can be accommodated with the extension of existing public services and will not overburden the City's service capacity. 5. Traffic generation by the proposed use is within capabilities of streets serving the property, and planned road improvements will allow for the implementation of the City's transportation plan in the area. Section 2. A public hearing was held before the Planning & Zoning Board on January 10, 2001. Section 3. The Zoning Ordinance of the City of Lino Lakes, Anoka County, Minnesota, passed by the City Council on July 14, 1997 is hereby amended by rezoning from R, Rural, to R -1X, Single Family Executive, the following described real estate: (see attached) Section 4. As above amended, said Zoning Ordinance shall stand as initially passed and previously amended. Section 5.
