RESOLUTION NO. 01-121
RESOLUTION APPROVING THE FINAL PLAT FOR
SPIRIT HILLS
WHEREAS, a request has been submitted to the City for the approval of a final plat, and
WHEREAS, review and approvals of plats are governed by state statutes and City
ordinances, and
WHEREAS, the preliminary plat for Spirit Hills was approved with Resolution 01-79 by
the City Council on June 11, 2001, and
WHEREAS, Outlot B will be deeded to the City for the location of a lift station to serve
the project, and
WHEREAS, screening of neighboring properties along Outlot B will be included in the
project, and
WHEREAS, the final plat for Spirit Hills complies with City requirements.
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of Lino
Lakes hereby approves the final plat for Spirit Hills.

The motion for adoption of the foregoing resolution was duly seconded by
Council Member Reinert and upon vote being taken thereon, the following
voted in favor thereof: Bergeson, Carlson, Dahl, Reinert and O'Donnell
The following voted against same:
None
Whereupon said resolution was declared passed and adopted.

TOPIC: Resolution 01-121: Final Plat, Spirit Hills
ACTION: 3/5 vote
BACKGROUND
The City Council approved the preliminary plat on June 11 with Resolution 01-79. The
developer has submitted a final plat for approval.
The City typically requires a number of things for a final plat approval. These include:
• Final plat must substantially conform to the approved preliminary plat.
• Development agreement must be completed, including financial securities.
• Title must be reviewed by City Attorney.
• Conditions of approval must be met.
The final plat conforms to the preliminary plat. We have a development agreement. The
title has been reviewed by the City Attorney.
In addition to the standard conditions, the approval required landscaping/ along the east
side of the new Ware Rd. extension and provision of an area for a lift station. Outlot B
will be deeded to the City for the lift station. Screening/landscaping along the new road
will be included in the project.
OPTIONS
1. Approve Resolution 01-121 approving the final plat of Spirit Hills.
2. Return to staff with direction.
