While the <br />project does not exceed the threshold for a mandatory EIS, we will not know the extent of <br />environmental review requirements until the EAW process is completed. An EAW may be prepared by <br />the Developer’s consultant and must be reviewed and accepted by the City of Lake Elmo, which will be <br />the RGU. Until the Environmental Review process concludes, a Preliminary Plat application will not be <br />accepted as complete. <br /> <br />Sketch Plan Review Narrative <br />While the narrative provides general information on the proposed development, it does not <br />provide much detail on the various elements of the project. The narrative should, at <br />minimum, contain the information required by Sec. 105.12.1210 (a) (2). Additional <br />information should be provided in a resubmittal as identified in the following review.
