IMPERVIOUS AREA <br />The open space planned unit development code specifies that a OP development <br />is only allowed an impervious area equal to 25% the land that is not dedicated to <br />open space. Due to our desire increase in lot density we are also looking for an <br />exception in the impervious area since there will be more homes thus requiring <br />impervious area throughout the development. Currently the development desires <br />an allocation of 32% of the land not dedicated to open space to be allowed as <br />impervious surface. <br />OPEN SPACE / TRAILS / SIDEWALKS <br /> <br />The open space as proposed is predominately preserving high value wetlands, a <br />tamarack swamp/island and mature hardwood forests/groupings with a <br />majority of oak trees. The open space outlots are planned to be placed into a <br />permanent conservation easement as well as a drainage and utility easement. <br />Ownership of proposed outlots to be designated as HOA owned or city owned. <br />An 8’ wide asphalt trail extension to the St. Croix Sanctuary Development is <br />proposed to connect to their existing dead end trail/park area on the southwestern <br />most part of their development. <br />A 10’ wide asphalt trail is proposed between 50th Street and the St. Croix <br />Sanctuary Development, trail system that connects to the county’s greater trail <br />system, a 10’ leg off this main trail will connect Legends Development to <br />Tamarack Estates to the east to allow for a secondary access out of their <br />subdivision for emergency vehicles. This will also serve as another trail <br />connection. <br />The sidewalks for the project will follow along the proposed roadway, giving <br />an equal quantity of road centerline to lineal foot of sidewalk. Sidewalk <br />proposed to be on one side of the road, 8’ wide asphalt. With the proposed <br />phasing plan the trail will be constructed and connected to both Tamarack <br />Estates and St. Croix Sanctuary trail system with the first phase. The remainder <br />of the County 10’ wide trail will be installed and extended with future phases. <br />Families from St. Croix Sanctuary, Carriage Station, Tamarack Estates, Tana <br />Ridge, Fields of St. Croix and others will be able to be instantly connected by <br />means of bicycle, running or walking loops with this design. <br /> <br /> <br />
