<br /> PAGE 2 of 2 <br />utility corridors along all public right‐of‐way, when not provided by easement, must be reserved for the <br />installation of small/dry utilities. <br />6. Site Access. A new access to the site from 20th Street North will be constructed as part of the Royal Golf <br />Club 6th Addition, to be located approximately 365 ft west of Legion Avenue. The proposed access is <br />consistent with the approved preliminary plat. <br />7. Intersection Improvements. Final Plat approval must be contingent upon the developer constructing as part <br />of the subdivision improvements and at the developer’s sole cost, a dedicated eastbound right turn lane <br />along 20th Street North at the new intersection with Masters Street North. The turn lane must be <br />constructed as approved by the city engineer and meeting State Aid design standards. The 6th Addition <br />construction plans include a dedicated right turn lane as required. Revisions may be necessary as the plans <br />are finalized. <br />8. Trail Connectivity. Final Plat approval must be contingent upon the developer constructing as part of the <br />subdivision improvements and at the developer’s sole cost, the 10‐ft‐wide bituminous trail construction <br />within Outlot G (city owned), Outlot D (Royal Golf Club owned, within the dedicated trail easement), and <br />Outlot F (city owned). <br /> <br />FINAL CONSTRUCTION PLANS & SPECIFICATIONS <br />1. Final Construction Plans and Specifications must be prepared in accordance with the latest version of the <br />City Engineering Design Standards Manual dated January 2022, using City standard details, plan notes and <br />specifications and meeting City Engineering Design Guidelines, unless otherwise approved by the City. <br />2. Revisions to the construction and grading plans dated December 8, 2023 may be necessary as the Plans are <br />reviewed and finalized. <br />3. No construction on the Project may begin until the applicant has received City Engineer approval for the <br />Final Construction Plans; the applicant has obtained and submitted to the City all applicable permits, <br />easements and permissions needed for the project; and a preconstruction meeting has been held by the <br />City’s engineering department. <br />
